The Graduate Richmond Hotel is located in Richmond, VA, adjacent to the Virginia Commonwealth University campus. The Graduate Hotel brand is an expanding portfolio of boutique hotels in University towns across the country. Each hotel is unique to the town’s local culture and campus to which it is located. This construction project was a complete hotel renovation of both the interior and exterior of a 16-story building over the duration of 10 months.

PROJECT DETAILS
- Completed a full renovation of the interior and exterior of the 16-story, 189,000 square-foot building
- Renovated 205 guestrooms, all meeting rooms, fitness room, full lobby, and all public restrooms
- Refinished the building’s exterior with an Exterior Insulation and Finishing System, in addition to paint
- Replaced roofing system
- Constructed new rooftop bar, patio, and pool
- Upgraded the primary mechanical systems
- Replaced all the windows and storefronts
- Constructed a new commercial kitchen
- Created a bar and food service area in the lobby

Pre-existing Exterior of the Property
Exterior of property before the construction. Windows abated, openings were boarded.
Finished Exterior
Applied Exterior Insulation and Finish System (EIFS) on the exterior of the building, in addition to power washing and coating the brick.
Original Pool Deck
Demolished the original pool deck, plaster, and coping.
Completed Pool Deck
Installed waterproofing membrane on the new pool and updated pool deck.
Existing Rooftop
The rooftop was unutilized space prior to construction.
Completed Rooftop Bar
Created a steel platform frame on top of the roof then installed a paver system over the structural tubes.
